With the housing market slackening off and people being put off buying by high prices and rising interest rates, vendors are finding it harder to sell their properties.
With this in mind, a survey by Nationwide has looked for the factors that will help vendors sell their home.
The came up with the following top ten tips: 1. Tidy up - 55 per cent of potential buyers said an untidy house was off putting. 2. Be polite. 3. Get rid of nasty smells from pets or cigarettes. 4. Keep the house well maintained - a huge 90 per cent said they would be deterred by dodgy DIY. 5. Spruce up the garden. 6. Bring in 'green' features like solar panels. 7. Make the most of the kitchen - over half said that the kitchen was the most important room when looking for a new home. 8. Get rid of decking. 9. Sell in the winter, not the summer. 10. Don't try to sell in the run up to Christmas.
Katie Harper, Nationwide's media relations manager, said: "Higher interest rates and the resulting reduction in new buyers visiting estate agents continue to put further pressure on homeowners who are looking to sell.
"While there is no evidence to suggest that these top tips would command a higher price, sellers might find they come in useful when they do manage to encourage potential buyers to view their property."
