Government buy to let register is unworkable
The National Landlords Association has today come out in favour of regulation of the buy to let market but firmly against plans by the UK government to introduce a buy to let register. Despite the fact that the UK government had initially indicated a "light touch regulatory regime" the move to ensure that each and every property which is rented in the UK is added to the register could cause significant problems. The idea is to prevent the more unscrupulous landlords of the UK abusing their tenants and also to ensure that all tax liabilities are paid.
The National Landlords Association highlighted the introduction of a similar scheme in Scotland which they believe has been a "complete failure" with only one in four properties rumoured to be on the register. If this is the case it would appear this particular style of regulation of the sector will not work even though it may grab the headlines and appear to give comfort to some.
While the National Landlords Association is well aware that the sector needs to be brought under control they believe a licence system, similar to the TV licence system, whereby landlords register and pay for an annual license would be more acceptable.
